When looking for a property for sale in Cape Verde you can look forward to a lot of support in the buying process, as long as a local trusted lawyer is employed and given power of attorney to help with proceedings. There is a fair amount of red tape to get through, but any lawyer worth his or her salt will get investors through with the minimum of hassle.
First of all it is up to the property lawyer to confirm that the Cape Verde property that you are looking at to buy conforms to all legal stipulations - make sure there are no legalities concerning it, that it is registered and other things similar. Once these potential issues have been checked and confirmed to be in order on your chosen Cape Verde property for sale and the necessary documentation has been obtained by the property lawyer, the property buying process can begin.
After the property lawyer has obtained a tax card, the Promissory Contract of Purchase and Sale - Contrato Promessa de Compra e Venda - is signed by both parties and notarised. At this point the deposit is paid, usually ranging from 10 to 30 percent of the total purchase cost. Once the deposit has been paid, the final Deed of Conveyance - the Escritura - is signed and notarised, giving the property purchaser complete ownership of the Cape Verde property. Once the purchase is completed, the deed must be registered with the Local Land Registry and all remaining fees and taxes are paid in full.
Other than your property lawyer fees you will be required to pay other fees such as Notary fees, registration fees and stamp duty, which are due when signing the Deed of Conveyance, these are usually around 2.5% of property value. Also the Transfer tax of 3% of the property value is paid before the Deed of Purchase and Sale.
